ATS Infrastructure was once a top builder in Noida and Ghaziabad. They were known for good building and on-time delivery. However, since 2020, they have faced money problems. Currently, their main group, ATS Greens, is working to get stable. As a result, they are now growing into Gurugram with big projects along Dwarka Expressway. Notably, ATS Tourmaline sits in Sector 109. It is a ready-to-move-in home project with 3 and 4 BHK flats. In total, it spans 10.4 acres with 5 towers and 430 units. Furthermore, the project has only 41 units per acre. Consequently, people began moving in December 2019. Nevertheless, some features are still not done.
ATS Tourmaline stands out with its low-crowd plan. Specifically, it has just 41 flats per acre across its 10.4 acre space. As a result, this smart plan makes an open, roomy feel. Initially, this was new when it launched in this once-empty area along Dwarka Expressway. In particular, the project has 5 towers up to G+27 floors, with two types: Towers 1 and 2 have 2 units per floor with a lift ratio of 1:23. Meanwhile, Towers 3, 4, and 5 have 4 units per floor with a lift ratio of 1:51. Overall, with about 850 parking spots, each family has about 2 set places.
ATS Tourmaline began in January 2014. Subsequently, homes were ready by late 2019, meeting the RERA time goal. Currently, the high-rise part is fully done, with many people living there. However, some parts of the project are still not done. For instance, the villas and clubhouse are still being built even though years have passed since the first homes were ready. On the positive side, the project has its occupancy certificate. Additionally, flat papers have started. As a result, buyers can now own their units. In the meantime, current folks enjoy living in done towers while waiting for the rest of the shared areas to be finished.
ATS Tourmaline has good prices in the top tier of Gurugram's home market. Specifically, current base prices are about ₹12,500 per square foot in the super area. Accordingly, this means a price range of ₹2.18 crore to ₹3.93 crore based on the flat type and size. Overall, the project gives good value when you think about its key spot, low-crowd layout, and good building. Still, it may not match the top feel set by past ATS builds in Noida. Meanwhile, resale prices stay in line with other nearby projects. Therefore, this makes it good for buyers who want ready-to-move homes with set-up infra along Dwarka Expressway.
