Prateek Grand Begonia is the third phase of Prateek Group's Grand City in Siddhartha Vihar. Thus, it offers upgrades from earlier phases, Carnesia and Paenia. The project has better unit sizes, improved planning, and nicer looks. It covers 15 acres with 12 towers, each with G+32 floors. Moreover, the main selling point is the 30/70 payment plan - pay 30% when booking and 70% at handover. Although it has good floor plans and a large 60,000 sq ft clubhouse, buyers should still think about the builder's past late deliveries and the current price of ₹12,000 per sq ft.
Despite its great spot, Prateek Grand Begonia faces a big issue. The area is under UPAVP rule, which has been slow to help growth in Siddhartha Vihar. As a result, the area lags behind its true worth. In addition, the first phases of Grand City did not sell well. This was mainly due to small unit sizes (770 sqft & 970 sqft) that didn't fit what buyers wanted. Also, the tower layout and unit count got poor marks. However, in Begonia, the builder has tried to fix these issues with better plans.
Prateek Group got RERA approval for Begonia in September 2024. Hence, they promise keys by December 2029. While the past phases had big delays that hurt their name, Begonia's future looks better. This is due to Prateek Group's money state getting healthier. Moreover, the land for Grand City is now almost fully paid for. As a result, this lifts a big money weight from the builder. With this ease and a clearer focus, the odds of on-time handover are much higher than before.
Prateek Grand Begonia costs ₹12,000 per sq. ft. Yet, folks can talk down to about ₹1,000 per sq. ft. less. The work started at ₹9,000 per sq. ft. early on and has grown a lot since then. Above all, the best part is the 30/70 pay plan - 30% when you book and 70% at key time. This plan wasn't there in the early stage. Hence, this setup cuts risk, and that's why so many want in. For the first 30% pay, some can come from home loans. Lastly, big banks like HDFC, ICICI, and Canara Bank give loans for this work.
Prateek Group was once highly rated in the market. As such, they were known for good builds and on-time keys. Their work, Prateek Edifice stands as one of their most liked jobs in Noida. Despite this, their name took a hit due to slow work in the first parts of Grand City. The last 6-7 years have been rough for them, with more lows than highs. On the other hand, new signs point to a change. Their Sector 150 work, Prateek Canary, just got SWAMIH funds, making sure it will finish. Plus, the land for Grand City is now almost fully paid.
